What this is

EscrowRecords is a source-linked directory of California DFPI escrow agent licensee rosters and DRE broker escrow activity records. Every entry links to the registry of record at DFPI (dfpi.ca.gov) or DRE (dre.ca.gov). The directory is searchable by licensee name, license number, company, status, regulator, and county.

Not legal advice. Not an official government source. Not a comprehensive database of every licensee ever licensed. Not a recommendation or endorsement of any licensee. Licensee data is sourced from the EscrowMap DFPI public seed data and may not reflect real-time status changes. Always verify against the linked primary source.

Data sources

DFPI escrow agent licensees: Sourced from the EscrowMap DFPI public seed data, which contains 998 branch records from 685 companies across California. Each branch has a unique DFPI license number and a source link to the DFPI licensee detail page. The EscrowMap pipeline fetches and parses this data from dfpi.ca.gov.

DFPI revoked / inactive licensees: Sourced from public DFPI enforcement action pages at dfpi.ca.gov. These entries supplement the active roster with revoked and inactive statuses for companies that have had their licenses revoked or placed under conservatorship.

DRE broker escrow activity records: Seed entries sourced from the DRE licensee search at dre.ca.gov. In California, real estate brokers may handle escrow activities under their DRE license (Business and Professions Code Section 10131(d)). These are broker-owned escrow operations, distinct from DFPI-licensed independent escrow companies. The pipeline is structured to support fetching live DRE data in the future.

Architecture

EscrowRecords is a cached seed layer over the EscrowMap DFPI data, not a live wrapper. The pipeline runs on demand and writes a static JSON file that the site loads at page load time. The site itself is fully static, client-side, with no backend.

Schema

Each entry in the directory carries the following fields:

  • Licensee name: the display name (legal name or DBA)
  • License number: the DFPI or DRE license number
  • Company: the associated company (legal name)
  • License status: active, inactive, or revoked
  • Source link: URL to the DFPI or DRE registry record (always HTTPS)
  • Regulator: DFPI or DRE
  • License type: Escrow or Broker escrow activity
  • City / County: location if available
  • Company website: if available from EscrowMap enrichment

Deduplication

When a license number appears in both the active DFPI roster and the enforcement action (revoked / inactive) list, the non-active status takes priority. This ensures that a company whose license was revoked does not appear as active in the directory.

Claim boundary

EscrowRecords does not approve, certify, verify, insure, or recommend any escrow company or licensee. The boundary line is: The office decides. Veto records the review. No banned affirmative claims about Veto appear on any page.
